Please note we must be the first agent to show you any houses you’re interested in (known as the “Procuring Agent”).

We're available by phone to advise anytime and we'll negotiate and write contracts without limit. We'll make sure you get new listings e-mailed to you automatically as they come on the market (known as a Hot Sheet).

.If we physically show you no more than 4 homes, you will get all but 1% of the buyer's commission (typically 2%, paid for by the seller, based on the purchase price) back to you as CASH at closing! No tricks!

.If we physically show you no more than 8 homes, you will get all but 2% of the buyer's commission (typically 1%, paid for by the seller, based on the purchase price) back to you as CASH at closing! No gimmicks!

..If we show you more then 9 properties we must be good buddies and we keep our full commission.
